No, it's optional, and you can go straight to set-up after your free call. But almost every owner starts with one, because it shows you in your own figures what Pinabo could do before you commit to set-up. And if you join within 30 days, the £195 comes back to you off your membership.
How does the Business Review credit work?
Sign up within 30 days of your Review call and the full £195 is taken off your membership bills, starting from the month you go live, until it's used up. On Essentials alone, that's your first 6 months paid for, with £21 off the month after.
Why is Essentials part of every plan?
Because your website and booking system need looking after once they're built: hosting, security, updates, support and the reminders that keep your obligations on track. Essentials is how we do that, so it's the one monthly part every member has. It's rolling monthly with 30 days' notice.
Do I have to take any add-ons?
No. Essentials at £29 a month is a complete membership on its own. Add-ons are there if you want more help, and you only pay for the ones you choose.
Can I change my add-ons later?
Yes. Add or drop an add-on from the start of any month. Your bundle discount is worked out on the add-ons you have that month.
How does the bundle discount work?
Take more than one add-on and the add-on fees are reduced: 10% off with 2, 15% off with 3 or more. The discount comes off the add-on fees only, not Essentials or one-off costs.
Can I pay yearly?
Yes. Pay for a year upfront and you pay for 11 months instead of 12, on Essentials and any add-ons you choose.
Do I have to leave Airbnb or Booking.com?
No. The booking sites bring valuable first-time guests, and most members stay listed. We help you choose the sites that earn their keep, connect them to one calendar, and build your direct bookings alongside them.
Who owns my website?
You do. It is built for your property, carries your name, and is yours to keep. Pinabo hosts it, keeps it secure and makes your updates as part of your membership.
Who owns my booking system and my guest list?
You do. Your booking system account is set up in your name, and Pinabo is given user access to manage it for you. Your guest list is built with each guest's consent and belongs to your business, which also makes it part of what your business is worth.
Is there a contract?
Membership is rolling monthly with 30 days' notice. We'd rather earn your membership each month than lock you in.
Are the prices really VAT-inclusive?
Yes. Every price on this page includes VAT, so what you see is what you pay.
What else will I pay?
Your booking system subscription and any booking-site commission are paid by you directly, in your name. Card payments on direct bookings carry the payment provider's usual fee. We set all of this out in writing, with real figures, before you commit to anything.
Do you handle compliance for me?
We keep it on track for you: a calendar of what is due, reminders before deadlines, and a safe place for your certificates and records. The legal responsibility stays with you as the owner, and where you need a specialist, we will point you to one.
Where do you work?
We are starting with owners across Chichester, Arun and the West Sussex coast, where we can visit in person. We can also work with owners anywhere in England by video call.
What happens on the free call?
It is a relaxed 20-minute conversation, by video, phone or in person. We'll ask how your guests book today, what you pay in commission and what you'd like the house to earn. If we can help, we'll suggest a Business Review. If we can't, we'll say so.
